How Roof Maintenance and Documentation Relate to Manufacturer Warranties

Warranty terms vary by manufacturer and product. What does not vary is the value of a dated record.

Read your own warranty first

Shingle and membrane warranties are written documents with their own conditions, exclusions, and transfer rules. They differ by manufacturer, by product line, and by whether an extended system warranty was purchased and registered.

We will not tell you that a given manufacturer universally requires annual professional maintenance, because that depends on the warranty you actually hold. Check the document that came with your roof, or ask us and we will look at it with you.

What warranties generally do not cover

Material warranties are about the material. They typically do not cover storm damage, damage caused by neglect or unrelated trades working on the roof, or problems created by inadequate ventilation. Workmanship coverage comes from the installer, which in our case is a written workmanship guarantee on every roof we install.

Why documentation matters either way

A dated set of photographs and written condition reports gives you evidence of how the roof has been cared for and when problems appeared. That helps with warranty conversations, insurance conversations, and with selling the house.
