Commercial Roof Guard Care Plan™ maintenance

Where flat roofs fail

Most Commercial Leaks Begin Around Seams, Penetrations, Walls, Drains, and Rooftop Equipment.

A membrane rarely fails in the middle of the roof. It fails where something goes through it, turns up, or holds water.

Open or lifted seams

Seams are probed and photographed, then re-welded or detailed with compatible material rather than smeared with sealant.

Ponding water

We document low areas and drain performance and recommend drainage corrections, tapered insulation or additional drains where appropriate.

Curbs and rooftop units

HVAC curbs, vents, and hatches get proper flashing terminations, a common source of chronic interior leaks.

Patch-on-patch history

Layers of old repairs get mapped so you can see whether continued repair or a planned replacement is the better spend.

No documentation

You receive photos and a written condition summary you can share with ownership, tenants or a budget committee.

Disruption to operations

Staging, access, and noisy work are planned with you, and sections can be phased so the building keeps running.

The assembly

What sits between your tenants and the weather

Low-slope roofs are built in layers, and each one has a job. Knowing which layer is wet changes the recommendation.

  1. 1Deck and vapor controlThe structural deck and any vapor retarder determine how moisture moves and where it gets trapped.
  2. 2Insulation and cover boardWet insulation keeps a roof leaking after the membrane is repaired, so saturated areas are identified and replaced.
  3. 3Membrane and seamsSingle-ply, modified bitumen or coating systems, installed and terminated the way the manufacturer specifies.
  4. 4Edges, parapets, and penetrationsCoping, flashing turn-ups, and pipe or curb details are where most chronic leaks actually originate.
  5. 5DrainageDrains, scuppers, and overflow paths are checked and cleared; water that stays on a roof shortens its life.
