Roof Guard Care Plan™ Annual

Discounts apply only to qualifying work performed by Cooper Building & Roofing Company for an active Roof Guard Care Plan™ member. Repair discount is limited to a maximum of $1,000. Roof replacement discount is limited to a maximum of $2,000. Discounts have no cash value, cannot exceed the customer’s legally owed portion, cannot be used to waive or offset an insurance deductible, and may not be combined with certain other offers. Insurance proceeds do not increase the discount.

Roof Guard Care Plan™ includes real hands-on maintenance. Depending on your plan and the conditions at your property, a visit may include the following.
Roof debris removal
Leaves, limbs, and buildup cleared from the roof surface and valleys.
Gutter cleaning
Gutters cleaned out so water leaves the roof the way it should.
Minor sealant maintenance
Minor sealant work where it is appropriate and safely accessible.
Exposed fasteners
Sealing visible exposed or displaced fasteners where appropriate.
Penetration checks
Checking and addressing minor sealant issues at pipe boots, vents, flashing, and penetrations where appropriate.
Photo documentation
Photos of what we observed on your roof during the visit.
Roof condition report
A written summary of the roof's condition, visit after visit.
Maintenance recommendations
Clear next steps, plus identification of areas that may require professional repair.
Please note: shingle replacement, flashing replacement, structural repairs, leak repairs, decking replacement, and other substantial repairs are not part of the maintenance plan. That work is quoted separately as repair work and is only performed with your written authorization.

Roof Guard Care Plan™ members receive photo documentation showing roof conditions and any areas of concern we observed during the visit.
You should never have to take a roofer's word for it. Photos let you see the actual condition of your shingles, flashing, pipe boots and gutters, so when we recommend something, you can look at the same image we're looking at and decide with confidence.
Documentation is kept on file so you can compare visit to visit.

Plan terms & what Roof Guard Care Plan™ is not
- Roof Guard Care Plan™ is a preventive roof inspection and limited maintenance membership. It is not an insurance policy, a warranty, or a guarantee against leaks, storm damage, or roof failure.
- Memberships cover scheduled maintenance and minor sealant work only. Substantial repairs, replacement components, and storm damage work are quoted separately and performed only after you authorize them.
- Service is performed only on roof areas and gutters that can be safely accessed. Steep, unsafe or obstructed areas are documented rather than serviced.
- Cooper Building & Roofing is not responsible for pre-existing conditions, deferred maintenance, or damage that existed before the first membership visit.
- All repair and replacement work requires written customer authorization before it begins.
- Member discounts are available only while the Roof Guard Care Plan™ membership is active and in good standing. The 10% qualifying-repair benefit is limited to a maximum discount of $1,000 per qualifying repair authorization. The future roof-replacement benefit is limited to 5% of the qualifying replacement price or $2,000, whichever is less. Discounts apply only to qualifying work performed by Cooper Building & Roofing Company, have no cash value, are nontransferable, and cannot be combined with other discounts or promotions unless Cooper Building & Roofing Company approves otherwise in writing.
- Member discounts cannot be used to waive, reimburse, absorb, rebate, or offset an insurance deductible. For insurance-related projects, a member discount may apply only to eligible customer-selected upgrades or other qualifying customer-paid work not covered by insurance, subject to applicable law, insurance requirements, and the written project agreement.

Think your roof may have storm damage?
Roof Guard Care Plan™ maintenance is not the same as a storm damage inspection. Maintenance keeps a healthy roof healthy; a storm damage inspection is a focused assessment of wind, hail and impact damage, with documentation suited to an insurance conversation.
